Smooth Walls Are Having a Moment — Here's How to Get Them in Your Phoenix Home

If you've spent any time on home design Instagram, Houzz, or Pinterest lately, you've probably noticed something: orange peel and knockdown texture are quietly disappearing from interior design. Smooth, flat walls are the look — clean lines, modern finishes, walls that let the paint do the talking instead of competing with a bumpy surface.

Phoenix is catching up. More and more homeowners are asking about switching from textured to smooth walls, and the good news is that you don't have to replace your drywall to do it. The process is called a skim coat, and it's one of the most transformative upgrades you can make to a home's interior.

What Is a Skim Coat?

A skim coat is a thin layer of joint compound — the same material used to tape and finish drywall seams — applied over the entire surface of an existing textured wall. When done correctly, it fills in all the peaks and valleys of the texture, creating a uniformly flat surface that can be sanded smooth and painted.

It sounds simple, but it's one of the most skill-dependent jobs in the drywall trade. The compound has to be mixed to the right consistency, applied evenly, and troweled flat without ridges or drag marks. Then it has to be sanded to a finish that looks great under any lighting condition — including Arizona sunlight, which is particularly unforgiving.

Why Arizona Sunlight Changes Everything

In most parts of the country, a slightly imperfect skim coat might go unnoticed. In Phoenix, it won't. Our intense sunlight hits walls at low angles in the morning and evening, raking across the surface and making every imperfection visible. Roller marks, ridges, and uneven areas that look fine under overhead lighting will show up clearly in natural light.

This is why choosing an experienced contractor matters more here than almost anywhere else. A smooth wall done poorly is worse than orange peel — at least orange peel was intentional. A bad skim coat looks like a bad skim coat.

Skim Coat vs. Replacing the Drywall

Some homeowners assume the only way to get smooth walls is to tear off the existing drywall and hang new sheets. That's rarely necessary and always more expensive. A skim coat applied over existing texture — even heavy knockdown — gets you to the same end result at a fraction of the cost and disruption.

The exception: if your existing drywall has significant structural damage, water damage, or mold, replacing it may make more sense. But for walls that are structurally sound and just textured, skim coat is the right call.

What About Popcorn Ceilings?

Popcorn ceiling texture is a different animal. Because it's a spray-applied aggregate texture (much heavier than orange peel or knockdown), skim coating over it doesn't work well — the weight of the compound causes issues, and the surface underneath isn't flat enough to skim over effectively. Popcorn ceilings need to be scraped off first, then skim coated or retextured.

If your home has both textured walls and popcorn ceilings, the smart move is to do both at the same time — same mobilization, cleaner result, better price.

What Is Level 5 Finish?

You may have heard this term if you've been researching smooth walls. Drywall finish is rated on a scale from Level 0 (no finish at all — bare drywall) to Level 5 (the highest quality finish available). Level 5 is specifically designed for use with flat or gloss paint, or anywhere that lighting will be dramatic and raking.

A standard skim coat typically achieves a Level 4 or Level 5 finish depending on how it's done. If you're planning to use flat paint or high-gloss paint, or if you have very dramatic lighting in a room, specify Level 5 to your contractor up front.

How Much Does It Cost in Phoenix?

Pricing varies by square footage, ceiling height, number of coats needed, and how heavy the existing texture is. General ranges:

• Single room (average bedroom) — $500–$1,200
• Open-plan living/dining area — $800–$2,000
• Whole house (1,500–2,500 sq ft) — $2,500–$6,000
• With popcorn ceiling removal — add $1–$2 per square foot of ceiling

Get a firm, itemized quote before any work starts. The price should not change when the contractor arrives.

How Long Does It Take?

A single room takes 2–3 days — one day to apply, one day of drying, one day to sand and prime. A whole-house project typically runs 4–6 days depending on size. The drying time between coats is non-negotiable; rushing it causes cracking.

Do I Need to Repaint After?

Yes. A skim coated wall is left primed and ready for paint, but it needs a finish coat. This is actually a great opportunity — if you've been wanting to change your wall colors, now's the time. The surface will be perfectly smooth and ready to take paint beautifully.
