Phoenix is one of the top short-term rental markets in the country. Scottsdale alone draws millions of visitors a year โ spring training, bachelor and bachelorette groups, snowbirds, corporate travelers, music festivals. If you own an Airbnb or VRBO in the Valley, your property is running harder than most long-term rentals, with a different guest every few nights and no tenant who feels ownership over the space.
That pace shows up in the walls. Screw anchor holes, door knob impacts, scuffed corners, a towel bar pulled clean out of the drywall โ these are the facts of life for an active STR property. The difference between an operator who manages it well and one who doesn't is whether the repairs happen before the next guest checks in, not after three bad reviews.

A long-term tenant may not care deeply about the property, but they live there. They know where the door swings, they don't drag luggage carts down the hallway, and they tend to notice a leak before it becomes a ceiling replacement. A rotating cast of weekend guests has no such familiarity.
STR damage tends to cluster around a few specific locations:
Entryways and hallways. Luggage. Every guest brings it, many drag it, and hard-sided rollers hit corners and walls at exactly baseboard height. Corner bead damage and lower-wall scuffs concentrate here.
Bathrooms. Towel bars and toilet paper holders installed into drywall without proper anchors pull out eventually โ and the faster the turnover, the faster "eventually" arrives. The hole left behind is usually larger than the original fastener because the drywall crumbles when the hardware yanks out. Bedrooms and living rooms. TV mounts, picture hooks, adhesive strips applied and stripped by guests, and furniture pushed against walls all create damage over time. Adhesive strip damage โ where guests try to hang something and peel a chunk of the wall face off when it comes down โ is increasingly common. Doors and doorframes. Door knob holes are the most classic rental-property repair. A door without a functioning door stop gets swung hard enough to punch the knob through the drywall, leaving a fist-sized hole that's impossible to miss on photos. This is a fast, inexpensive repair โ but it needs to happen before photos or the next guest.
The biggest practical challenge for STR owners doing drywall repairs is time. With a booking platform, you may have 12 to 24 hours between checkout and the next check-in โ sometimes less. Most drywall repairs require at least two coats of joint compound, which means at minimum two visits with drying time in between.
In Phoenix, the dry climate works in your favor. In summer, thin coats of all-purpose compound can be dry to the touch in 2โ3 hours when the AC isn't running too cold. But "dry to the touch" isn't the same as "ready for the next coat," and rushing compound results in a visible patch. Slower setting-type compounds (hot mud) set by chemical reaction rather than evaporation, which means you can force the pace โ first coat, 20-minute set time, second coat, another set, final sand, texture, prime. If the hole is simple and the texture is orange peel, this can legitimately be done in a single half-day visit.
Small holes โ anchor holes, nail holes, minor scuffs โ can be handled with lightweight spackle in a single visit with same-day painting if you keep the right materials on hand. Professional repairs on anything larger than about two inches in diameter are better left to a contractor unless the owner is genuinely handy with drywall compound and texture spray.

Texture matching is where most DIY STR repairs fall apart. Phoenix homes use a range of wall textures โ orange peel, knockdown, skip trowel, and smooth โ and they don't match up if you grab a generic spray can and apply it the way the instructions say. Spray cans apply texture at a fixed pressure; professional sprayers adjust viscosity, air pressure, and tip size to match the existing pattern density and droplet size.
On a rental property, a mismatched texture patch is a slow problem. Guests notice it in photos before they book. It reads as deferred maintenance. The best approach for active STR properties: when you do a repair, repaint the full wall section rather than spot-painting the patch. Spot-painted repairs fade differently and create a visible ghost of the repair location within a few months. A full-wall repaint after each significant repair keeps the property looking fresh and means photos taken at any point accurately represent the current condition.

Bundling repairs into a single visit is more efficient and more cost-effective than calling for each item individually. If you have a seasonal slowdown in your bookings โ January and February tend to be slower for many Phoenix STRs outside Scottsdale โ that's the right time to schedule a full walkthrough repair visit rather than reactive single-issue calls.
Most STR damage is handled through the platform's host guarantee program (Airbnb AirCover, VRBO's host protection) rather than a standard homeowner's policy. Phoenix homeowner's insurance generally excludes commercial use, and running an active STR is commercial use โ you'll need a specific short-term rental policy or a rider if you want proper coverage.
For platform damage claims, documentation matters. Take photos at the end of every checkout before the cleaner disturbs the space. A photo of the hole in the wall with a timestamp, followed by an invoice from a licensed contractor, is a clean claim. A claim without documentation โ or with only the host's description โ is easier for the platform to deny or reduce.
Keep your repair invoices. They're also a deductible operating expense against your STR income for federal tax purposes. Licensed contractor, dated invoice, photo documentation of the damage and the completed repair โ that's the file you want for both platform claims and your Schedule E.
The STR owners who have the least friction with repairs are the ones who deal with damage proactively. A brief walkthrough after every checkout โ or at minimum after every extended stay โ catches problems while they're still small. A door knob hole addressed this week is a two-hour repair. A door knob hole that gets covered with a picture frame for six months and then discovered right before a high-season booking is still a two-hour repair โ but now you're scrambling to fit it into a 14-hour turnover.
