If you've lived in Phoenix for more than a few years, you've probably noticed it: cracks that appear out of nowhere, usually along seams, in corners, or radiating from door and window frames. You fix them and they come back. Your neighbor has the same ones. You start to wonder if something is wrong with your house.
Usually, nothing is wrong. Phoenix just has conditions that are particularly hard on drywall — and understanding why can help you decide when to repair, when to monitor, and when to actually worry.
Most of the Phoenix metro area sits on expansive clay soil — soil that swells significantly when it absorbs water and contracts when it dries out. During dry months, the soil shrinks. When monsoon season brings heavy rain, it swells back. This cycle repeats every year.
Your home's slab or foundation sits on this soil. As the soil moves, the foundation moves with it — subtly, usually fractions of an inch, but enough to transfer stress into the framing and drywall above. The drywall is the weakest link in that chain, and it cracks first.
This is different from structural settlement, which is a one-time event as a new building finds equilibrium. Expansive soil movement is seasonal and ongoing. That's why Phoenix cracks tend to come back after you repair them — because the underlying movement hasn't stopped.

Phoenix routinely hits 115°F in summer and drops to near freezing on winter nights. Wood framing expands in heat and contracts in cold. Over the course of a year, the structural members in your walls and ceiling move considerably more than they would in a moderate climate.
This thermal movement puts stress on drywall seams and corners — the points where two sheets of drywall meet, or where drywall meets a different material (like a window frame or door jamb). These are the spots where cracks appear first, and it's not a coincidence.

Phoenix has extremely low humidity for most of the year — often under 20%. Then monsoon season hits and humidity can spike to 60–70% for days at a time. Wood framing absorbs moisture and swells slightly during this period, then contracts again as the air dries out.
This rapid cycling — dry, wet, dry — is particularly hard on drywall tape and joint compound. Both materials are applied and cured in dry conditions. When they're exposed to sudden humidity, they can soften slightly, and when they dry out again, small cracks or tape bubbles can appear that weren't there before.

Most drywall cracks in Phoenix homes are cosmetic — they look bad but don't indicate structural problems. Signs that a crack warrants more attention:
Fine hairline cracks that have been stable for years, along seams or in corners, are almost always a Phoenix climate issue — not a structural one.
Standard repairs — V out the crack, tape, compound, texture — work well for stable cracks. For cracks in areas with ongoing movement (like corners near exterior walls), flexible joint tape or fiberglass mesh tape holds up better than paper tape because it stretches slightly rather than tearing.
Some contractors use control joints — intentional breaks in the drywall surface that allow movement to occur at a controlled point rather than randomly. These are more common in commercial construction but can be appropriate in residential applications where movement is predictable and ongoing.
For cracks that keep coming back: fix them, document them, and monitor. If the same crack returns more than twice in two years, it may be worth having a structural engineer assess whether the foundation movement is within normal range or something that should be addressed.
