A burst water heater is one of the most disruptive failures a Phoenix homeowner can face. A standard 50-gallon tank holds — obviously — 50 gallons of water. When a tank fails catastrophically, that water goes somewhere: typically the garage floor, the utility closet, and the drywall surrounding the water heater. Depending on how long before it's discovered, water can spread significantly.
We get called for water heater drywall damage regularly, both in garages and in utility closets that open to living spaces. Here's the complete picture of what you're dealing with and the right order of operations.
Once water heater is removed, the full extent of drywall damage becomes visible.
Before anything else: shut off the water supply to the tank (the valve on the cold water inlet line at the top of the tank, or your main house shutoff if the valve is inaccessible). Then shut off the gas or circuit breaker for the heater.
The failed water heater needs to come out before any remediation or repair can begin. A plumber handles removal and new installation. Don't schedule drywall work until the new heater is in and there's no active water source.
This is the part most homeowners want to skip because it adds time and cost. Don't skip it.
Wet drywall, wet insulation, and wet framing will grow mold. In Phoenix's heat, mold can establish itself in 24–48 hours on wet organic material. The wall cavity behind the drywall — insulation, wood framing, any paper or organic material — needs to be dried completely before new drywall goes up.
The process:
For significant water events, a professional remediation company (IICRC-certified restoration contractor) should be involved. In a typical water heater failure, we see:
Garage walls adjacent to the water heater. In Phoenix, most water heaters are in the garage, against the wall separating the garage from the house. The drywall on that wall — usually 5/8" Type X fire-rated — absorbs water at the base. We cut out the affected section, replace the insulation if it was present, and install new Type X drywall to code.
Interior closet walls. If the heater was in a utility closet, the closet walls take the damage. These are typically standard 1/2" drywall and easier to repair, but the enclosed space means moisture can be trapped longer.
Flooring and adjacent spaces. Water can travel under walls to adjacent rooms — hallways, laundry rooms, sometimes living spaces. We see this when a failure goes undiscovered overnight. The drywall at the base of those adjacent walls can wick moisture and need to be cut out as well even if the visual damage isn't obvious.
Ceiling damage (utility closets). In interior utility closets, if the heater failure was related to a pressure relief valve discharge or a supply line failure rather than the tank itself, water can splash onto the ceiling. Same fix — cut out, replace, finish.
Document everything before demolition begins — your insurer will want photos.
If the water heater is in an attached garage, the wall it's on is almost certainly a fire-rated assembly — required by Arizona building code and the International Residential Code adopted here. This means the replacement drywall must be 5/8" Type X, installed correctly as part of a 1-hour fire-rated assembly.
We always install fire-rated drywall in garage assemblies. This matters for code compliance, insurance purposes, and your safety. Don't let anyone replace a Type X garage wall with standard 1/2" drywall — it's a code violation and a safety issue.
Most homeowner's insurance policies cover sudden and accidental water discharge — which includes a burst water heater. Gradual leaks (the tank that dripped for months) are typically excluded.
